Hi Friends,

Most people think that Section 8 is only for poor people. Did you know that the government has many programs available?

They have programs for poor people, mentally handicapped, physically handicapped, AIDS patients, elderly, and more. I am going to give you a “cheat sheet” to maneuver the Section 8 website.

Get on the site and see what you can find. I’ll venture to bet you will be pleasantly surprised.

MANEUVERING THE SECTION 8 SITE

Ø Here is the Section 8 website link. This site has a ton of information on it. To get started, go to this link: http://www.hud.gov/offices/pih/programs/hcv/index.cfm

Ø Scroll down until you see the link: Fair Market Rents and click it.

Ø Once you are there you will see a gray box that says: Individual Area Final FY2010 FMR Documentation

Ø Click that and then search the states and counties you are interested in.

The following pages will show you what you will be looking at. I picked five random cities and used them as examples. As you can see, these pages show what Section 8 is paying for different size properties. Compare the Section 8 rent to what conventional renters are paying. If people are renting a 3 bed/2 bath for $600 and Section 8 is paying $900, it is a no brainer to go with the Section 8 program.

Something to consider: If conventional renters lose their job, they will fall behind on rent, you may have to evict, they may even file bankruptcy and live in your rental free. With Section 8, the rent always comes on time no matter what.
