Week One - In the first week I will teach you how to find many, many distressed homeowners, you will get a contract signed, you will put your first short sale package together and prepare for your negotiating, you'll learn how to find an investor friendly real estate agent and closing agent, and much more. At the end of the training call you will be given assignments to guide you in the step-by-step process of doing a deal.

Week Two - In the second week you'll submit your short sale package, you'll prepare your second offer (the bank will usually counteroffer), you'll learn how to flip the property by building an incredible buyer's list with just one phone call, you will get your second deal under contract so that you can work on more than one deal at a time, we will discuss what steps are still necessary to get your deal closed by the end of the 30 days. At the end of the training call, you will be given more assignments. The assignments are given in the order of how things will happen. There is nothing worse that reading an entire training program and having no idea what to do first. This is the reason we do this training class over four weeks - to give you a chance to do one thing at a time so that your success rate is greatly increased.

Week Three - We will cover bankruptcy and how to use it as a bargaining tool. Once you understand bankruptcy, the rest will fall into place. You will prepare to submit your third and FINAL offer to the bank. If we can't get the bank to "play ball" after three offers, we pass. Learning how to move on will help you close MANY more deals. There is nothing worse than working on a deal only to have it all apart. We will get your closing ratio up to 80%! You will pick your closing agent this week and prepare for your closing. You will sign your new contract with the landlord or rehabber you are going to flip your deal to, collect a deposit, send it to the closing agent, and get ready to make a huge check.

Week Four - In this week we discuss how to negotiate second mortgages, FHA loans, VA loans, PMI loans, and much more. What to do when the first bank says the second must take zero. You will get your acceptance letter from the bank and set your closing date. Then - you will attend the closing and go shopping:. Ok, ok…maybe save some money and then go shopping.
